A client engaged our team to design and execute a new fast-track, seven-story multifamily residential project in Bronx, New York.  Nestled between the world famous Bronx Zoo and Crotona Park, the building is only steps away from restaurants and shopping on Tremont Avenue.  The challenge? To  achieve the maximum number of units and residential square footage on a limited site. After collaboration and iterations among the team, our final design solution amplified the zoning area, allowing us to add an additional floor to accommodate four, one-bedroom units. 

The entire complex has 25 units, including 21 one-bedroom and four studio apartments.  The first floor opens to a lobby with access to a private communal laundry facility and a parking area (13 bike and 8 car spaces). On the seventh floor, residents may access a private rooftop terrace with expansive views for recreational and social gathering opportunities.

The project incorporates several sustainable features, including a rainwater detention system which limits the flow of water. Also, we incorporated high performing interior thermal insulation to help make the building air-tight to increase overall envelope energy efficiency. 

Our team also specified double-glazed windows with thermal breaks on the front and back facades to enhance the exterior thermal performance to exceed the NYC Energy Code by 20%. The design also capitalized on additional floor area bonuses allowed by NYC’s Zone Green Amendment which removed zoning impediments which negatively impacted the construction and retrofitting of green buildings in the past. Once complete, this project will be a durable, energy efficient, low-maintenance facility courtesy of a creative, performance-centric design.
